The short version
Cambridge is three historic urban centres plus newer neighbourhoods and employment lands, not one uniform property market. An older building in Galt, a house in Preston and an industrial unit near Highway 401 can raise entirely different questions.
We would look for floodplain, heritage, environmental or legal-use issues early when the site suggests them. Those items can affect value and lender choice long before the interest rate matters.

Cambridge’s additional residential unit guidance describes up to three total units, subject to zoning, building, parking, servicing, and property requirements. Units can be located in the principal building or an accessory structure in permitted configurations.
Show existing legal units separately from proposed units. The completed plan needs permits, cost, rent support, and an appraisal; City permission alone does not establish lender proceeds.

The package confirms the three-unit layout, permits, each charge authority, servicing, and a contingency. Grant funds remain outside the base sources until approved. Current and completed appraisals are used for the acquisition and take-out stages respectively.

The City and Region identify exemptions, but education charges can have separate treatment. Obtain a current multi-authority calculation for the actual project.
No. Confirm intake, eligibility, award, eligible costs, and payment timing. The base project should have committed funds sufficient to complete without an uncertain grant.
It may, depending on legal use, occupancy, lender policy, value, condition, and income. Some files move to commercial underwriting; the actual facts determine placement.
Use completed unit plans, market-rent evidence, signed leases where available, realistic vacancy and expenses, and the lender’s permitted income method. Do not capitalize gross advertised rent alone.
